Commercial roofing sales software, straight answers.
JotMind is commercial roofing sales software from a team built inside the roofing trade. Your company picks the buildings it wants to win; JotMind does the prospecting homework, points you to who signs off on the roof, and keeps every prospect moving until the inspection is booked. Here is what roofers ask us most.
Is JotMind a commercial roofing lead service?
No. We don’t sell leads, and we don’t sell lists. A lead is someone who already called for a roof, and usually called two or three of your competitors the same afternoon. JotMind is commercial roofing sales software: you choose the buildings you want to win, and the system does the prospecting homework so you make the first call, before anyone is shopping. For context, roofing has the most expensive paid-search leads in home services, about $228 each, and they convert at roughly half the home-services average.
Why not just buy commercial roofing leads?
Bought leads are a race. Shared leads go to several contractors at once, and research on online sales leads found that companies who respond within an hour are nearly seven times as likely to qualify the lead as those who wait even one more hour. So you pay to compete on speed, then compete again on price. Prospecting your own buildings puts you in the conversation early, keeps the relationship yours, and lets you shape the scope instead of bidding someone else’s.
How does JotMind work?
You pick the building or the area. That part is always yours. JotMind then does the homework a great sales coordinator would: it works out what the building is, who is behind it, and who most likely approves roof work, and lines up your first call. From there it keeps every prospect organized through the long commercial roofing sales cycle, plans your route when you add buildings to a list, and surfaces the follow-ups that are due, until the inspection is booked.
Does JotMind help me figure out who to talk to about a commercial roof?
Yes, and that is the heart of it. Commercial buildings are usually held by an LLC or a company, and the person who approves a roof replacement is rarely the one who answers the front desk. JotMind researches the business behind the building and points you to the people most likely to sign off: the owner, the property manager, the facilities director or the asset manager.
What types of commercial buildings does JotMind cover?
Commercial, industrial and multi-family properties: warehouses and distribution centers, retail centers, office buildings, medical offices, service shops, light industrial, and apartment buildings.
Commercial roofing jobs take months. What happens in between?
That is what the pipeline is for. A full commercial reroof is a capital project that commonly takes 6 to 14 months from first serious conversation to contract. Every building you pick becomes a prospect card with the building details, the people JotMind found to call, and your own notes, and it stays there through the whole cycle (first call, roof walk, bid, follow-up), so you can keep track while you wait on a budget or a board decision.
Is JotMind a roofing CRM?
No. JotMind is a commercial roofing sales engine that ends at the booked inspection. You pick the building; JotMind does the research, puts the right people in front of you, and organizes the prospect until you book. Your CRM or estimating software takes it from there.
How accurate is the AI, and what should I verify?
Treat JotMind like a well-prepared assistant, not a source of truth. The research behind each building comes from public information and AI, and like any research it can be out of date or wrong. Anything the system isn’t confident about is flagged on the card instead of hidden, so you can see what is solid and what needs a look. Confirm the details that matter (who owns it, who you are calling, what the roof actually is) before you quote or sign anything.
Does JotMind keep me moving, or just give me more to do?
It nudges. When prospects sit untouched in your pipeline, JotMind tells you to go work them instead of adding more, and it shows the follow-ups that are due. The goal is a finished call, not a bigger list.
Is my pipeline mine? Can I take it with me?
Yes. Your prospects, notes and pipeline belong to you, and you can export them at any time. Access to the app itself requires an active subscription; our terms of service spell that out.
Does JotMind respect Do Not Call rules?
Yes. Phone numbers are checked against Do Not Call listings and flagged before you dial, so you know what you are looking at. That matters: under the federal Telephone Consumer Protection Act, calls to numbers on the Do Not Call registry can cost $500 per call, and up to $1,500 if the violation is willful. Following the calling rules that apply to your business remains your responsibility.
Is AI actually worth it for a commercial roofing company?
More contractors are finding out it is. In a 2026 Houzz survey, 52% of construction firms said they use AI for business tasks, and those firms reported saving about 4.7 hours a week. ServiceTitan’s 2026 survey of more than 1,000 commercial contractors found 38% now see measurable business impact from AI, up from 17% a year earlier. The win in roofing sales is simple: AI takes the research hours, and your people keep the conversations.
Who is behind JotMind?
JotMind was founded by Miguel Oliveros, a commercial roofer with twelve years in the trade. He started in the field, then moved into estimating, project management and inspections, and built JotMind to do the prospecting homework he never had time for. Every JotMind product comes out of those years on real roofs, and we want to keep building it alongside the people who do the work: roofers, estimators, salespeople and owners who run on grit.
What does JotMind cost?
One plan for your whole crew, paid upfront for the year, with onboarding and a monthly check-in included. It runs on your own data accounts, usually $100 to $200 a month, paid straight to the providers. The price is on our pricing page: enter your email and it opens right there. You can also watch a free 3-minute demo first: leave your email and it plays right there.
